In fact, our tagline says it best: No cuts. No color. Just blowouts. What started with one shop in Brentwood, CA has grown to over 100 locations across 25 markets, with many more to come! We are looking for a Vice President of Real Estate to help us scale our growing business by identifying incredible locations for us to blow into across the nation! Our Vice President of Real Estate must have a passion for retail site selection, a deep understanding of our client, and incredible negotation skills. 

     

    Drybar’s Vice President of Real Estate is responsible for helping to implement the Company’s new store opening plans by identifying and securing new sites which satisfy the Company’s real estate criteria and requirements. This will generally include identifying sites suitable for new stores, negotiating letters of intent and leases and assisting in the documentation of leases. 

     

    Responsibilities

    • Conduct strategic market planning by identifying the top priority trade areas for future development, including determining which markets should be corporate-owned markets versus franchise-operated markets. The market plan process will require field-based trade area assessments and extensive consultation with Drybar’s real estate brokers and executive team.
    • Identify shop sites both with and without the assistance of real estate brokers. As appropriate, be able to source and engage real estate brokers with the necessary expertise.
    • Perform site and trade area assessments through a variety of analytical tools, as well as knowledge of comparable store characteristics and performance.
    • Become the expert in the market conditions for assigned markets, including post-audit assessments of new unit openings, changes in competitive levels and strategies, and ongoing demographic shifts within markets.
    • Be able to negotiate LOIs and lease terms and work with Drybar’s in-house and outside counsel in documenting lease terms.
    • As appropriate, provide general research support for strategic planning.
    • Work cross-functionally across all necessary groups and partners to achieve company goals and objectives.
    • Maintain and enhance sales forecasting techniques and site assessment tools.

     

    Qualifications

    • Bachelor’s degree required preferably in Real Estate or Finance 
    • 7+ year's of retail real estate experience, across the United States (focus on street locations and outdoor centers preferred)
    • Flexibility to work in a retail schedule environment including weekend and holidays
    • Proven ability to build trust and relationships
    • Results-oriented
    • Availability for extensive travel by air, auto, train, and other means of transportation
    • Effective negotiation skills and extensive knowledge of retail lease negotiations
    • Ability to balance and progress multiple, often competing priorities
    • Proven, top-notch leadership with clear and articulate communication skills 
    • Expertise building site-selection proformas and financial projections 
    • Experience in retail real estate preferably within a high growth vertically oriented retailer
